The domain name will belong to the person who registered it (ST8), but the content of the website and all the files will not. He could sell the domain name for whatever he likes, but as Nagash said - he wouldn't own the content. i think your right tbh. if you take the Championship Manager/Football Manager franchise of games as an example, the name is basically what got sold, or transfered, or whatever actually happened, but the people who made the game started up Football Manager with the same technology and database behind Championship manager. So legally speaking.
